About

The IOS market on Long Island.

We focus on one slice of industrial: secured outdoor storage land that trucking, contractors, and logistics operators run on. Here is how we see the market and how we work in it.

The product

Land that
works.

Industrial outdoor storage is secured, surfaced land used to store containers, trailers, trucks, equipment, and materials. On Long Island it runs from a quarter acre to ten-plus acres, fenced and stabilized or paved, with a building only when the use calls for one.

The process

A straightforward leasing process.

Four steps from the first call to keys in hand.

Step 1

Tell us what you need

Acreage, surface, fencing, power, zoning or permit needs, location, and target occupancy date. The more specific you are, the faster we can match you to the right site.

Step 2

We identify your options

We pull current availabilities across Long Island and, where relevant, identify off-market space that meets your criteria. You receive a curated shortlist, not a bulk search export.

Step 3

Tour and evaluate

We schedule site visits with access to ownership or property management. You get accurate information on surface and drainage, zoning and permit status, access and truck circulation, and any planned improvements, straight from the source.

Step 4

Negotiate and execute

Lease negotiation moves efficiently. Standard lease terms, tenant improvement allowances where applicable, and clear timelines from execution to occupancy.

Need something smaller?

If your operation needs enclosed space instead of open yard, we also run Long Island Small Bay for drive-in and dock units from 1,500 to 15,000 SF. It is the same team, covering the enclosed side of the same market.
